What does selling on terms mean?

Selling on terms means the agreement may structure how and when the purchase price is paid, instead of the seller receiving the full price at a conventional closing.
Possibilities include seller financing or a lease purchase.

What is owner or seller financing?

In a seller-financed sale, the seller agrees to receive some of the purchase price over time under negotiated terms.
Price, payment schedule, interest if applicable, security, and payoff timing all need careful review.
A property with an existing mortgage raises additional issues to discuss with qualified advisers.

What is a lease purchase?

A lease purchase combines occupancy with terms for a future purchase.
The agreement should clearly describe the deadline, price, payments, credits, responsibilities, and what happens if the purchase is not completed.
It is different from simply renting a home.

What is a subject-to sale?

In a subject-to transaction, ownership may transfer while an existing loan remains in the seller’s name.
That does not release the seller from the loan.
Loan terms, including a possible due-on-sale clause, payment risk, insurance, and the eventual payoff need independent legal and financial review.

Can I sell if I owe about what the home is worth?

Limited equity or payment difficulties can make a conventional sale challenging.
